The property is located close to the village of Kergrist which is located about 13 km from Pontivy, our main town. Pontivy itself is an important town in Brittany having an excellent agricultural university, a music and drama college, both on the Kergrist side of Pontivy, and a recently built new Poly Clinic hospital just outside the town. The village school has an excellent reputation and the village has several associations that provide activities throughout the year.

On the first floor is the main double bedroom and a single bedroom. There is a storage cupboard on the landing.
The house has broadband internet connection provided via the telephone line. The mobile phone signal is also very good.
The attached cottage comprises an open-plan lounge/dining area with a kitchen area at the other side. A double bedroom is off this room and has an en-suite shower room with WC.
A staircase gives access to a further twin bedroom with en-suite WC with wash-hand basin. The bedroom has a generous dressing area at one side which gives access by a doorway to a loft storage area.
All of the rooms have electric radiators for heating and the lounge has a wood-burning fire.
The cottage is also directly accessible from the house via a door from the laundry.
There is a large 'Log Cabin' style garage of 20 sq m adjacent to the drive.
In addition there is a galvanised steel storage shed at the side of the house, a small wooden shed beneath the small wooded area, and a large concrete 'garage' where the ride-on mower and many other items are stored.
The gardens are extensive and the large grassed area with a selection of shrubs scattered about would be suitable for the establishment of a kitchen garden if wished as well as being suitable for keeping a pony if it were fenced off. The Eastern boundary is marked by a line of Oaks that are on the property and there are further trees on that part of the Northern boundary between the Western boundary and the house. Other trees and hedges give excellent protection from winter winds.
There is plenty of room for a swimming pool to be installed if required.
There is a working well, equipped with a submersible pump, in the garden at the front of the property, enabling the garden and flowers to be watered without using the metered house supply.
As the property is 700 metres from the nearest road, the access being by the fully surfaced lane, the property is safe for pets such as dogs to be allowed to roam in the gardens. There is no risk of them being run over by any traffic. Likewise, children are safe from danger.
